- hard to sleep due to the persistent noise from the bars downstairs occurring all the way up to a minimum of 12am every night

-Walls seem pretty thin as you can hear all your neighbours yelling and maintenance works occurring (banging)

-the corridors have a mildew smell to them

-overall outdated decor and fitout, definitely needs a reno.

-only plus side is that you get your own kitchen and laundry. However, the laundry machines look like they are at least 15 years old and are very much due for replacement.

-staff downstairs are pleasant.

-> better off at the movenpick or SO hotel as the price difference is negligible.

To actually refer to this property as a "Hotel" couldn't be more incorrect, as The Sebel Viaduct provides rooms only and no other traditional hotel services.
The rooms are tried looking and outdated and are in desperate need of refurbishing.
Stained carpets and furniture, marked and soiled bed linen along with broken and damaged furniture make for a very underwhelming and disappointing room experience and nothing like the glossy photos displayed on the website.
However the most unacceptable aspect of the hotel is its lack of disclosure that if you are staying over a Friday and Saturday night that you will be kept awake until 2am in the morning from the noise of the live band playing in the restaurant/pub on the ground floor. Absolutely appalling.
No guest in any hotel ( and especially an ACCOR Hotel ) should be kept awake after paying in good faith for their hotel room accommodation.
My recommendation if you want to stay in the Viaduct precinct on a weekends is to consider the Movenpick Hotel from the ACCOR group , this property is a true Hotel with its own bar and restaurant.

We stayed here in December, 2022. The accommodation was clean & located right at the harbour. Downstairs was a host of fine restaurants and night life. Close to the heart of the city.

The hotel staff was the saving grace of this particular establishment, because clearly the hotel owners dgaf about the state of the rooms. The smell from the pier seemed to have permeated every crevice of the room, it didn't have proper amenities, and had a broken AC and phone. The staff were very accommodating and kind and moved us to a new room but the fact that a room like that was given to guests to begin with is unbelievable.

If you're looking to party (which we were not) the location is pretty good with loads of bars/bistros and can get extremely noisy and loud on weekends.

Great location at the harbour. Very modern hotel with modern interiors. Surrounded by many good bars and restaurants. The one bedroom apartment was big and fully equipped for short or even long term living. I was alone but even I thought the two person bed was a bit small.

We just checking in today and realised that I did a big mistake to choose this hotel. I have booked this hotel 4 months early for enjoy the fireworks on new year eve with my husband and our daughter before we go back to Australia the next day. They give us the very very terrible room, the room has no view at all and they said I booked this room. Can you believe that? why would I paid very expensive price for this room when I had a lot of choices when I did a booking 4 months ago. It is very sad more than get angry.

Good size rooms and handy to bars and restaurants. But you also can't sleep until 3 or 4 in the morning on weekends because of all the loud music from the bars.
Staff were also pretty useless and even managed to not make our room when the hang tag was on the door for 11 hours.

Room was clean and serviceable but the clothes dryer did not work and the mattress wasn't great.
Staff were very helpful.
Location is close to everything but streets around get pretty feral Friday and Saturday nights. Thumping music until 3am Sunday morning.

Booked a suite room for me and my partner for one night at a cost of $450. The pictures showed it to look reasonably decent and it stated it was a 4 star hotel. When we checked into our room I was disgusted with it, it looked nothing like the pictures and immediately went down to reception. The staff were very helpful and we received an upgrade. The room we received was a slight improvement, although the couch was stained, the carpets were filthy, and there was mould in the bathroom. Definitely not worth the money and would give it 2 stars at best.

What a terribly disappointing stay we had. We booked a luxury escape package and got anything but that on our first night.
What we experienced was very damaging to the Luxury Escape Brand which we are regular users of.  It was very clear that the room we were given on the first night was not the right one given the poor quality, the view, along with faulty air-conditioning unit and broken bed end. The room was also dirty, tired and had stains on the carpet. Our first night was terrible to say the least.  We did raise it with the concierge the night we checked in but he advised us that was the Harbour View room. The Manager then corrected things the following day with moving us to the correct room and providing a complementary cheese platter and wine. We also received a discount for another stay at a future date. We are unlikely to want to stay again sadly after our experience.

The room was nice but a tired. The bed was very comfortable and the view was nice. What bugged me was the water pressure in the shower. It was the worst I have ever experienced in a hotel of this rating. I have had better pressure in back block tramping huts and that is saying something. When the other taps were turned on the shower almost stopped and went stone cold so not a pleasant feeling. If I was staying longer I would have left and found another hotel. Very sad as the location to the viaduct is perfect.

My husband and I recently celebrated our honeymoon here. The staff at the front desk were extremely friendly and welcoming towards us. Check in was very quick and efficient. Upon arrival into the room we were surprised with a lovely bottle of champagne and beautiful box of chocolates on the table. They even had the towels made into 2 love swans as well as rose petals on our bed which was just too cute. The view from our room was spectacular. The room had everything we needed. It was exceptionally clean and tidy. The bathroom was thoroughly cleaned. The bed was absolutely gigantic and lovely and warm. Room service was incredible, food was delicious. They have a lovely restaurant right downstairs below the hotel. Lovely high end fashion stores right next door. Best hotel in Auckland and absolutely worth 5 stars and more.

The room was initially filthy, the moment I reported I was moved to a different room and was upgraded at a cost. The staff was super friendly and helpful.
Apart from the issue, I had on the first day the rest of the week I have no complaints. Overall it was a pleasant stay.

Absolutely wonderful stay. Hotel reception staff were lovely, always giving a cheery greeting each day and going above and beyond at checkout time.
The marina deluxe view room was absolutely fantastic - spacious, practical, nice decor, very clean and functional. Not to mention the balcony which got a lot of use during our stay. Magnificent views over the Viaduct harbour and neighbouring restaurants which were also a delight.
Rooms included a large size fridge/freezer, microwave, oven, dishwasher, stovetop, safe, bath, shower, toaster, kettle, laundry - you name it. A real home away from home (though more luxurious).
The lovely handwritten greeting and gift were a beautiful touch and much appreciated.
Despite rooms being in full view of marina there are no issues with privacy, with all having lovely thick drapes and roller blinds.
Love the bedroom being separate from the lounge, and the different access ways to the balcony as this allows guests to move around without disturbing someone in the other room.
Viaduct a bit quieter than usual, but any noise from the bars and restaurants was not heard in the rooms anyway. Lovely downstairs lobby areas and at the end of the hallway too on our floor.
I had such a wonderful stay, best Auckland hotel I've been to and probably one of the best when compared to other places too. Worst part of our stay was leaving.
Can't wait to come back! :)
